In September 2001, Mr. Haji purchased 22
acres of open space which was previously deemed unsuitable for
development. In the marketing materials
the Realtor described the speculative aspects of the
property. But Mr.Haji took a gamble.
Mr. Haji paid $535,000 for 22 acres plus a strip of land providing access; this is less than the average per acre value of lots in the surrounding neighborhoods based on sales in the one year period before and after the purchase.
